For Sale – Part 5, Don’t List Your House As a Fixer-Upper!

We’ve all read real-estate listings with descriptions such as “fixer-upper,” “handyman special,” or “needs a little TLC.” In a competitive market, that kind of description isn’t going to get too many people out to view your property, and it certainly won’t get you many interesting offers for purchase.

Get a professional opinion. We understand that time and funds aren’t limitless. Your Realtor or professional contractor can tell you where to focus your energy and what can be left as is. For example, do your floors really need to be refinished, or should you focus on installing new gutters to protect the home’s foundation and roof? Do you need to gut the kitchen completely, or can you get by with painting the cabinets, changing the countertops, and updating the lighting?

Roll up your sleeves. A lot of the time, decluttering, deep cleaning, adding a fresh coat of neutral paint, and addressing some simple repairs can take a house from untouchable “fixer-upper” to pretty good condition in the eyes of many buyers.

Do the yardwork. Let people know at first glance that the property has been cared for and well-maintained. All it takes is power-washing the driveway and walkways, mowing the lawn, cleaning up the flower beds, pruning the shrubs, and picking up stray toys and tools. Add an inviting doormat and a potted flowering plant and you’re good to go.

Stage the house. Once the basics have been addressed, you can stage the house to capitalize on its best features and draw attention to them. Furniture placement, proper lighting, simple artwork, and an inviting entryway all give potential buyers a sense of the potential of your home.
